5 Ways to Stand Out as a Seller in the NH Lakes Region | Badger Peabody & Smith RealtyTo stand out as a seller in the Lakes Region of NH, you need a smart plan and expert help. At Badger Peabody & Smith Realty, our skilled real estate agents know what makes New Hampshire waterfront properties special. We can help you show off your home's best parts to people who might want to buy it.

  1. Get Your Home Ready for Great Photos
Before your house is photographed, make sure it will look its best in photos. Clear off countertops, put away personal stuff, and move furniture around to show off how roomy your place is. Let in lots of natural light by opening all the curtains and blinds. Check that all your light bulbs work, and think about putting out some fresh flowers or plants to catch the eye. If you've got a lakefront property, don't forget to clean up the dock and waterfront areas. These shots often end up as the main attraction in Lakes Region property listings.

Sellers: Curb Appeal Must-Haves for April | Badger Peabody & Smith RealtySpring is here, and our real estate agents at Badger Peabody & Smith Realty know now is a great time to boost your home's curb appeal before you put it on the market. With some smart changes, you can create a lasting first impression that draws in potential buyers right away.

  • Spring Cleanup Essentials
After a long New England winter, your property needs some work. Start by clearing away dead leaves and debris that have built up around your foundation and garden beds. Cut off damaged branches from shrubs and trees, and trim any overgrown plants that might be hiding your home's architectural features. A tidy, well-kept yard shows potential buyers that someone has taken care of the property, creating positive expectations before they even walk inside.

The American Red Cross - California Wildfire Relief

As we enter a new year, we want to remember the communities in need and the challenges they continue to face. While recovery efforts are well underway, the road to rebuilding is long and fraught with challenges. That's why Jackie Elliott and Missy Sullivan, Realtors® in our area are coming together with the Newfound Lake Inn to support this critical cause, with all proceeds benefiting the American Red Cross - California Wildfire Relief Fund.

The American Red Cross California Wildfire Relief Fund ensures that donations are directly used to provide essential services such as:

Smart Recycling Tips Every NH Homeowner Should Know | Badger Peabody & Smith RealtyRecycling in Holderness, NH, and the surrounding areas is more than just a responsible habit—it's an essential part of maintaining the beautiful environment that makes New Hampshire such a wonderful place to live. Whether you've recently moved or have been in your home for years, understanding how to maximize your recycling efforts can make a big difference. Our real estate agents know how important it is for local homeowners to stay informed, so here are a few practical tips to help you recycle smarter.

  • Understand Local Recycling Rules
Each town and city in New Hampshire may have slightly different recycling guidelines. It's crucial to familiarize yourself with what's accepted in your area to avoid contaminating the recycling stream. Holderness, for example, has single-stream recycling, meaning all recyclables can be placed together in one bin. But not everything can be recycled—plastic bags, for instance, can damage machinery at recycling facilities. Stick to clean, dry materials like cardboard, paper, glass, and certain plastics. Check your local municipality's website for a detailed list of accepted items.
