We are all so pleased to welcome Jennifer Woodward to our Berlin, NH office.

Jennifer is a newly licensed real estate sales associate, but is not "new" to us! We had the pleasure of having Jennifer as a student intern last year, and we are thrilled to welcome her back to the Berlin office.

At our firm, we have a successful mentorship program, and Jennifer will be working with Sue Solar as her mentor.

Littleton, NH – Maggie Jones of Lancaster, a seasoned real estate agent for over 6 years, has changed brokerages and joined the firm of Badger Peabody & Smith Realty and will be based at the firm's Littleton office.

For Jones, her career in real estate started by chance. Jones said, "I moved to New Hampshire in 2015, began my own photography business, and set out to buy my first house. In the eight months of actively searching for the perfect home, I found I had cultivated a skill for real estate and really enjoyed it."

While based out of the Littleton office, Jones expects to continue to assist sellers and buyers in the greater Lancaster area and beyond. As with most of the agents in the Littleton office, Jones is also licensed in Vermont as well to assist folks on either side of the Connecticut River.

When not working, Jones enjoys cycling, hiking, gardening and spending time outside with her partner and their dogs. She is also involved in the community serving on an advisory committee for the Northern Forest Center, the Lancaster Master Plan Committee, and is Vice Chair of the Lancaster Planning Board.

LITTLETON, NH — As a first responder, Sean Carroll is used to helping people when they need it the most – as Carroll transitions careers, he found one in which he can still help consumers – real estate.

Carroll has joined the firm of Badger Peabody & Smith Realty as a Sales Associate based out of the Littleton office.

For over thirty years, Carroll has worked in prehospital medicine and firefighting in a dedicated public safety career. The move to real estate was a natural for Carroll as he explained, "I have always wanted to help, which is what drew me to public safely. Now as I transition to a new career, I am proud to still be working in a public service helping people navigate the purchase or sale of their property."

Andy Smith, Broker/Owner of Badger Peabody & Smith Realty said, "With Sean's career in public safety – he understands the importance of effectively communicating with people and how to best help them in a stressful time. While real estate is a change from Sean's previous career, we know the skills Sean possess will be a great addition to our team."

The firm has a dedicated program to assist those new to a real estate career, and Carroll will be guided through the program with his mentor, Nikki Barrett, the Managing Broker in the Littleton office.

Carroll moved to New Hampshire in 1985 and has worked in the public safety field from the Lakes Region to the Great North Woods and many towns in between. He lives in Lisbon and in his spare time enjoys cooking and spending time with family and friends.

For over 78 years, Veterans Affairs (VA) home loans have provided millions of veterans with the opportunity to purchase homes of their own. If you or a loved one have served, it's important to understand this program and its benefits.

Here are some things you should know about VA loans before you start the homebuying process.

What Are VA Loans?

VA home loans provide a pathway to homeownership for those who have served our nation. The U.S. Department of Veterans Affairs describes the program like this:

"VA helps Servicemembers, Veterans, and eligible surviving spouses become homeowners. As part of our mission to serve you, we provide a home loan guaranty benefit and other housing-related programs to help you buy, build, repair, retain, or adapt a home for your own personal occupancy."

Top Benefits of the VA Home Loan Program

In addition to helping eligible buyers achieve their homeownership dreams, VA loans have several other great benefits for buyers who qualify. According to the Department of Veteran Affairs:

  • Qualified borrowers can often purchase a home with no down payment.
  • Many other loans with down payments under 20% require Private Mortgage Insurance (PMI). VA Loans do not require PMI, which means veterans can save on their monthly housing costs.
  • VA-Backed Loans often offer competitive terms and mortgage interest rates.

A recent article from Veterans United sums up just how impactful this loan option can be:

"For the vast majority of military borrowers, VA loans represent the most powerful lending program on the market. These flexible, $0-down payment mortgages have helped more than 24 million service members become homeowners since 1944."

John Bell, Acting Executive Director of the Department of Veterans Affairs Loan Guaranty Service, also explains why this program is so powerful:

"It provides early ownership for many people that would not have that opportunity to begin with. Since there's no down payment, it allows people to hold their wealth and it gives them the ability to have long term financial security by being able to own a house and let that equity grow."

Berlin, NH — Earning the C2EX endorsement from the National Association of Realtors® is a great accomplishment and one that Janet Nickerson of Badger Peabody & Smith Realty just earned.

The endorsement stands for "Commitment to Excellence" and it allows REALTORS to evaluate, enhance and showcase their highest levels of professionalism. Nickerson was able to work with the program to measure proficiency in 11 aspects of professionalism ranging from customer service to use of technology and then proceed on a customized learning path.

Nickerson serves as the Managing Broker in the Berlin office of Badger Peabody & Smith Realty. She earned the endorsement recently and will continue to follow the courses and carry on her path of continuing education.

Littleton, NH — The Connecticut River flows between New Hampshire and Vermont, and people who live and work along the watery border easily cross back and forth on sometimes a daily basis for shopping, medical care and seeing friends and family. When individuals decide to sell or purchase a new home they are just as apt to crisscross the border while working with a sales associate from one of Badger Peabody & Smith Realty's New Hampshire offices.  

 "We're so close to the border, we have people looking in both states," says Andy Smith, President and CEO of Badger Peabody & Smith Realty. "Our associates who are licensed in both states help our buyers and sellers on both sides of the river. The dual license provides flexibility and continuity if our clients are selling in one state and purchasing a new home in the other – or just considering a purchase in another state."    

 Six Badger Peabody & Smith sales agents have recently obtained their Vermont licenses - Jason Cape, Jane Swett, Zach Hawkins, Steve Gorman, Doug Caulfield & Fran Matott. 

"My Vermont license allows me to handle business on both sides of the Connecticut River," said Jason Cape, a sales associate with the Littleton office. "There are a lot of people who want to sell a home in New Hampshire and purchase another in Vermont, or vice versa. Being licensed in both states is an opportunity to serve our clients better." 

 Sales associate Jane Swett, who is also with the Littleton office, agrees. "We're right on the Vermont border. As an agent, having both a New Hampshire and Vermont license widens the area where I can serve my clients because they are looking at property on both sides of the river." 

Zach Hawkins, who works out of the Littleton office as well, explains the benefit of being licensed in both states. "I actually live closer to Vermont than the Littleton office, so having the power to cross an imaginary line was inevitable. Being licensed on both sides of the river gives me the opportunity to better serve clients searching for real estate throughout the Northeast Kingdom. Our sister state has so much in common, and it draws many people for similar reasons people want to move to New Hampshire. Now I can stay with clients and help them reach their goals in a broader region. Looking forward to helping clients reach their real estate goals in the Green Mountain state." 

 "It just makes good sense," says sales associate Steve Gorman who lives in Vermont and works out of the Franconia office. "With both licenses I'm able to fully serve our customers." 

Doug Caulfield, a sales associate in the Franconia office, notes that holding dual licenses makes it easier for clients who are looking on both sides of the Connecticut River. "If they are selling in one state and buying in the other, for instance, they don't have to change agents mid-stream. It's an optimal situation for our clients as it streamlines the process." 

For Fran Matott, sales associate in Littleton, the Vermont license has enabled him to help a good friend as well. Matott said, "I'm glad to have my VT license because I can see the mountains of Vermont from my home in Littleton and it made perfect sense to be able to serve my clients in an area that is so close. Ironically, only two days after receiving my license, a good friend called and remarked 'I hope you're licensed in Vermont.' I was happy to answer with a resounding "yes" and have since had the pleasure of helping them secure a property."
