As we glide into the fall selling season, the market continues to be strong and is growing on all fronts. For the first time in 2 years, the number of homes for sale increased. At the end of August, there were 2,346 homes for sale in NH, a 28.9% increase over a year ago. With increased supply, Buyers now have a better selection and see affordability improve as interest rates decline. Rates have dropped considerably, and now are in the mid 5% to low 6% range. Expect to see interest rates continue to drop, leveling off in the low 5% range.

Although the number of homes closed in NH continued its downward trend through July, the pending sales, or those properties that are under contract and headed to closing has increased 19% year over year. We expect this trend to continue as there is a pent-up demand for homes, and there just has not been the inventory to match.

With solid demand, increased inventory, and lower interest rates, the outlook for both Buyers and Sellers is quickly getting back to pre-pandemic levels, and that bodes well for all. Once a year at Badger Peabody & Smith Realty, we try to partake in one group outing that showcases an area we work in – this year we were pleased to enjoy a trip up the Mt. Washington Cog Railway to the Northeast's highest summit, Mt. Washington!

It was a rare day, as it was CLEAR at the summit and all the way up! What a brilliant day for a special trip!

We had close to 60 agents and staff members participate and they took lots and lots of photos! On this clear day, they could see the ocean, the mountains and everything in between!

Thank you to Randall Armor and the rest of the folks at the Mt. Washington Cog Railway – it was great to have your help coordinating the trip and to hear the stories about the mountain. We loved your hospitality! No wonder the Cog is considered a "must do" when visiting the area!

In addition, all of our agents and staff got a great long sleeved t-shirt to remember the day. Thank you to Embroidery by Everything Personal in Littleton, NH for making them – they are perfect!

Also a big shout out and thank you to our staff who worked to organize the event, Sara Curtis, April Reinhard & Elspeth Richardson. In addition, a big thank you to our agents & staff who helped to capture the event in photos – Eric Turchon, Wendy Holmes, Debbie Anderson,  Honour Kidd & more! We loved getting to partake in such a great activity and something here in our own backyard – we love living here!
