Selling Your Home on a Budget: Essential Prep Tips | Badger Peabody & Smith RealtyStaging a home and making improvements can definitely help you sell your home faster and at a higher price point. However, staging and improving a home can also get a bit pricey. If you're on a budget, there is no need to spend thousands on renovations before listing your home. Our real estate agents offer some tips to help you prepare your home for sale without breaking the bank.

  • Clean, Clean, Clean
    When potential buyers walk into an impeccably clean home, they notice. A clean home is not only nicer to be in, but it also demonstrates to buyers that you've taken good care of the home over the years. They're more likely to overlook an outdated floor or older appliances if everything looks clean and fresh.

    This is the time to tackle all of the cleaning tasks you've been putting off. Wash your curtains, vacuum behind furniture, shampoo the rugs, and clean your windows. If you have the funds, you could also hire a cleaning service quite affordably.

  • Paint the Entryway
    Even if you don't paint the whole home, it's worth painting the entryway. Most entryways are small enough that you only need a gallon of paint. Choose a color that's neutral and inviting. This will make a great first impression on potential buyers when they walk in the door.

    If you have a little more money to spare, you could also paint the living room. As a large space, it's one that buyers and their agents often gather in while looking at a home, so a fresh paint job won't go unnoticed.

  • Organize Closets and Cabinets
    Potential buyers will open your closets and cabinets to see how the hinges work and how much space is inside. They'll have an easier time assessing these storage areas if they are well organized.

    This is a good opportunity to start decluttering. Throw away, donate, or sell items you don't use, and you won't have to move them. Use some baskets or soft-sided compartments to organize the items that remain. You can always remove these storage containers and take them to your new home later on.

  • Light It Up
    Replace any older, yellow-tinted light bulbs with white light bulbs. This will make the light in the home feel more natural, giving the space an airy, appealing look. You should also tie back any curtains or open blinds to let more sunlight into the home. The only exception is if a window offers an off-putting view. 

  • Tighten Hardware
    Grab a screwdriver, and walk through the home, tightening any loose hardware. This includes cabinet handles and hinges, door knobs, window hardware, and even drawer pulls. Tightening the hardware costs nothing, and it stops potential buyers from jumping to false conclusions about your home maintenance based on a loose handle or hook.

  • Tidy Up the Yard
    You don't have to invest thousands in outdoor improvements, but you should take steps to tidy up the yard and outside of your home for sale. With fall in full swing, you'll want to be sure to clear away the leaves and cut back any plants that need attention. You could also add an inexpensive fall wreath to the front door to welcome potential buyers.
