Waterville Estates is a vacation destination that sits on 1,400 acres of land in the towns of
Campton and
Thornton. There are approximately 850 dwellings including both single-family homes and condominiums in the Estates.

Ownership in the Estates comes with some absolutely incredible amenities. The
community recreational center is a gorgeous facility available to all homeowners and their families. There are 4 pools (2 inside and 2 outdoors), 2 hot tubs, saunas, an exercise facility with free weights treadmills and stair climbers, 4 tennis courts, a lounge, a restaurant, cross-country ski trails, and to top it all off we have
Campton Mountain, a small ski area with a double chair, a rope tow and an incredible lodge that serves food and drinks and has live bands!
The cost of a single-family home in the Estates will typically be in the $175,000 to $300,000 range depending on the age and condition of the property. Because Waterville Estates was built on the sides of three large hills many of the properties have beautiful views. The properties that do not, tend to be tucked away in the beautifully wooded lots with near total privacy.
House lots are typically 1-acre lots with the exception of any cul-de-sac lots. The lots on cul-de-sac are cluster lots where the house will sit on a .25 acre lot and there will be communal green space surrounding the homes and the cul-de-sac. Both Campton and Thornton have 1 acre zoning, so a 6-house cul-de-sac development will have 6 areas of land associated with it. If the houses and road take up 2 acres, there will be 4 acres of common land around the development. These cluster developments create much larger stretches of forested land, giving the Estates a wonderful nature-oriented feel.

There are 12 different condominium associations within Waterville Estates. Some of the developments date back to the late 1970s, while some are still in the midst of construction. Whatever you are looking for, from an inexpensive 2-bedroom under $100,000 to a beautiful stand-alone unit with breathtaking views for $300,000, you will find it in the Estates. Condo living is perfect if you do not want to spend your time working around your house. If you are looking to come to New Hampshire to ski, hike, fish or play golf and do not want to spend time with yard work, a condo is for you.
Waterville Estates is run by an elected board of directors and they have done an incredible job of keeping the fees low. The fees associated with ownership in the Estates are $750 fee for use of the recreation facility and water. Every property in the Estates is hooked into the community water system. When purchasing a property in the Waterville Estates the buyer will be charged $2000 that will go toward the Capitol Improvement Fund. All other costs of ownership, minus condo fees if you live in a condo, are included in the town taxes, which can be partially or fully deducted come tax time.

I have lived in Waterville Estates with my wife and children for the past 10 years.
