Have you found yourself wondering about the whole home buying process?  You are not alone.  It is an exciting process.  And it's easy to get caught up in it.  From my years working as a real estate Sales Associate for Peabody & Smith Realty, there are some do's and don'ts….

Do: Get your Financing In Order, First

When buying a property, it's important to get your ducks in a row.  And the very first duck that has to be in line (and stay in line) is the financing piece. It's really helpful to go and talk to a bank first. There are a lot of reasons why: you may think you are all set and it will be no problem.  You are probably right; however, a good real estate agent is going to help you to get this in place first. And because most sellers only want to have people that are truly ready to buy their home touring it. It takes a lot to live in a home and have it looking its absolute best for showings.  And that can be especially tricky if there are folks who may work from h...

We are up to mid-May now and not only are spring flowers popping and leaves budding but babies are about.  I have lived in New England my whole life.  Most of it right in this area. And getting to see wild animals still is exciting for me.  I wish I could tell you to look at these amazing picture I got. But nope, I was so excited to see the momma bear with her 3 cubs that my camera wasn't even pointed in the right direction. I did manage to get a couple where you can make out that they are actually bears.  They ran off into the woods quickly, as they should. I also got to see a beautiful Jake (male turkey) in full strut trying to charm the ladies. He didn't appreciate his picture taken either.  And with all the conservation land within Ledgewood, the animals know where is and isn't safe. In fact, Andy Smith (the owner of Peabody & Smith) lives here and has yet to see the bears as he has a dog and the bears just know… [caption id="attachment_4457" align="alignleft" width...

For the sellers in the crowd, today's lesson is about ignoring those billboards and focusing on making your North Conway NH home the opposite of ugly. The first home I purchased was a bit on the ugly side, but in that case it was exactly what I was looking for. For some buyers, the lack of attention to the home's aesthetics can be an attraction. Many buyers are looking for a fixer-upper and the sellers don't need to do anything to attract them. For the rest of the buyers in the market, this is a big mistake. Let's look at some of the more obvious areas that you can ensure that your p...

conway nh real estate for saleWhen I built my home over in Lincoln I had a decent job, had been there almost 7 years, had good credit and I had a sprinkle of money in savings. That said I still did not feel ready to jump into the deep end of the real estate pool. It is one thing to find a home you like and buy it. It was a bit more than I expected having to "GC" the construction of the home, wriggle the finances for 3 lots of land (split from a single lot), work with the town, banks, construction companies, attorneys and more. But still, with the help of a few invaluable mentors, a business partner and lots of time, we got it done.

north conway nh real estate Before the turn of the century (Sweet Moses, that sounds awful!) I lived in Portsmouth with 2 roommates. For reasons that have left my memory at this point, we all participated in a "fast" for an entire week. This meant nothing other than water and tea for a full 5 days. (We weren't about to cramp our weekend style!) There were two prominent lessons we all seemed to pick up from this experience. First was how easy it was. Sure we were hungry through the first 36 hours or so, but after that the hunger dissipated. The second lesson was how much extra time we had in the day. Removing shopping, cooking, eating and cleaning from the day freed up at least 2-3 hours. In the end, we learned more about what we could live without and a ton more respect for those who don't go hungry optio...
