There is nothing but green arrows in the graph to the left. So, what does that tell us about how the market is doing?
-The Median Sale price in NH continues to climb, reaching $580,000 at the end of July. This bodes well for a strong Sellers market, and continued equity growth for homeowners. What becomes more difficult as prices continue to climb is affordability. At a 6.75% mortgage rate, and 20% down, Buyers need a household income in excess of $160,000.00 to qualify for a standard 30-year
mortgage for the median priced home.
-The average days on market have inched up slightly, which would normally be an
indication of a slowing market. However, it has long been considered a "balanced
market" when the days on market are between 30-90 days. At 23 days, it's still a
very robust, active market.
-Sales volume in dollar volume increased 20% year over year, due to both more
expensive homes selling, and more transactions.
-Closed transactions also grew a bit over 10% year over year. This is a good sign
that more properties are coming on the market, and that the demand for those
properties remains strong.
The New Hampshire real estate market continues to improve and outshine many of the
other regions in the country. This can be attributed many factors, but quality of life, low overall tax burden, great health care, number 1 state ranking for safety, and easy
access to major metro areas, while still retaining our small-town rural character all are
contributing to our healthy market.
