Living in a state with distinct seasons, it's sometimes difficult to choose which time of year we like best because each has its high points. However, the lure of summertime swimming, barbecuing, vacationing, and basking under sunny skies makes the summer months, hands-down, the top favorite for many people.

Regular maintenance is important to keep your home and property looking good, especially if you plan on selling your home in the next few years. And tackling small problems before they escalate will save you time and money."
These tips will get you started on your to-do list of seasonal tasks to make your home sparkle and shine, freeing you up for summertime fun.
While you have the hose out, wash the siding on your home to remove grit and grime that has accumulated. Paint areas that need a touch-up and repair any damaged areas.
"A neat and tidy yard has instant curb appeal, making it a place where you and your guests will feel comfortable all summer long," added Smith. "And what better place than your patio, to get out the grill for some great barbecuing and visiting with family and friends, both major hallmarks of the summer months."
Air ConditioningAir conditioners should be checked to ensure they are working properly so you don't encounter a problem on the hottest day of summer. Now is a good time to change filters and set a reminder when your unit's filter will need to be changed. Call on a professional to perform a check-up if your home has an HVAC system.
Inspect and clean your gutters and downspouts of branches, leaves, or other winter debris, as clogged gutters can lead to water damage. Reattach any gutters that were loosened in winter storms. Call in a pro if you're hesitant to tackle this chore yourself.
Take a walk around your yard and inspect your roof for loose or damaged shingles or signs of water damage, and have those areas tended to right away. Replacing a roof is a major expense, so timely inspection now will prevent major problems down the line.
Wash windows inside and out, and give screens a good scrub with hot, soapy water. This is a good time to check the seals on windows and doors to ensure they fit properly so that your air conditioners cool the interior of your home and not the outdoors.
Store winter maintenance items like shovels, salt, and sand out of the way. Gather up winter sports equipment, such as skis and skates, and designate an area of the garage where items can be stored safely and neatly. Consider installing shelving or hooks to free up floor space.
Reverse Your Ceiling Fans Many homes have ceiling fans in addition to air conditioning. During the summer months, the blades should turn counterclockwise to create a downdraft to cool the room. Give the fan blades a good dusting when you make the switch over, and tighten the screws on any wobbly blades.
Winter takes its toll on carpeting and rugs. Small rugs can be tossed into the washing machine. Many homeowners schedule an appointment with a professional cleaner to take care of the dirt, grime, and stains that have accumulated on larger, room-sized carpets. DIY fans can either rent or purchase a carpet cleaner to get the job done.
Smoke and carbon monoxide detectors that are in good working order are lifesavers. The National Fire Protection Association recommends testing your smoke alarm each month by pressing the test button and replacing batteries once or twice a year. Test CO detectors each month and replace them according to manufacturer recommendations. Give any home timer devices, such as those that turn lights on at a specific time, a once-over and replace their batteries, too."
