Pre-Inspection Strategies: How Sellers Can Prepare | Badger Peabody & Smith Realty

You have a prospective buyer for your home, you've settled on a price, and you're headed to closing. The buyer may decide to have a home inspection. A home inspector will go through your home and report on items that may need to be addressed before closing or in the future for the buyer. Our real estate agents can help you when the report comes back, but when you're getting ready for the inspection, or even before you list your house, here are a few basic things to look for on your own to prepare.

  • Curb Appeal
    The outside of Berlin homes for sale is the first thing people see when they arrive, and it can color their view of the rest of the house. Trim any trees or bushes, ensuring at least a foot of clearance between them and the home. Clean the gutters, removing leaves and debris so water flows freely. Finally, check the porch, fence, and anything made of wood for broken or rotting bits, and have them repaired or replaced, not just painted over.

  • Doorknobs, Lightbulbs, and Outlets
    Walk through each room of the house, trying every door and flipping every switch. Make sure all doors open easily and close securely and that all locks and bolts function properly. Flip every switch to check the light. If it doesn't turn on, replace the bulb and check it again. If it still doesn't turn on, there may be a more serious problem to address. Also, bring a lamp or other small appliance with you from room to room and plug it into each outlet, top and bottom, to test that they're working properly.

  • Plumbing
    Check around the house for dripping faucets or puddles of water that could indicate leaks. If you find anything, call a plumber to fix it. Also, flush all your toilets to see how well they flow. Is the water slow? How long until they stop running? As long as the toilet runs, any issues are usually a quick fix, but it's better to catch and take care of them now before the inspector finds them.

  • Roofing
    Your roof seems fine, but do examine your roof for damage, such as broken or missing shingles. Clear away any dirt or debris, and make sure your downspouts are positioned properly.

  • HVAC
    If you're selling in summer, it's probably been a few months since you used your furnace. Likewise in winter with your A/C. Run them each for a few minutes to ensure they work properly and that there are no unpleasant sounds or odors. Replace the filter to provide a good flow of clean, allergen-free air throughout the house.
