4328 Main Street in the quaint town of Newbury, VT.
This building was originally built in 1765 and has been completely renovated by the owners. They have upgraded all systems as well as carefully renovating the interior using modern materials simulating those used in the 1800's era in order to maintain the original character and, frankly, charm of the original structure. The owners have decided to offer 4628 Main Street for sale. This is an extremely well maintained, mixed use building with professional and residential tenants.
PSR: Tell us about yourself and your commercial property in
Newbury, Vt.
Seller: As a long-time resident of
Newbury, Vermont, I was excited to open a
practice here in the Village at the site of the former Atkinson Retreat Center. We renovated this 7,000 square foot historic building to bring it up to commercial code while retaining some of the attractive historic features.
My patients most graciously followed me from my Bradford practice here to Newbury when we opened in June of 2010. While I do have a part-time faculty appointment at the
Dartmouth Medical School, my heart is in my small family medical practice where I have newborn to geriatric patients, many who have been with me since birth. I plan to continue providing medical care to my patients for years to come and look forward to handing over the landlord responsibilities to focus more fully on my family and my medical work.
The clinic is an ideal setting from which to work as a physician with multiple specialists including psychotherapy, Chinese medicine and acupuncture, Thai massage, a nutritionist, Reiki and massage therapists and a women's fitness studio with a certified trainer.
Cottage Hospital and
Dartmouth Hitchcock Medical Center are within easy driving distance for other referrals. With help from my family and dedicated staff, we have built a medical practice that meets our community, personal and professional needs.
PSR: What brought you to this special place in Vermont?
Seller: Originally a dairy farmer in Newbury Vermont, I returned to school in my 30's to attend the
University of Vermont Medical School to allow me to work as a physician in my home town. Along the way I got my master's degree at the
Dartmouth Institute focusing on healthcare quality and improvement.
Newbury is a quintessential Vermont town complete with a Village Green encircled by the
Newbury Elementary school, post office, Village store and some beautiful houses. There is boat and fishing access to the
Connecticut River , numerous hiking and snowshoeing trails and a tight-knit supportive community. It is an easy commute South to
Lebanon and
Hanover, New Hampshire, North to
St. Johnsbury, Vermont and East and West to other locations on Route 302 and Route 25. This allows me to do some work for the medical school but also provide easy access to a variety of restaurants and other entertainment.
Our community has a wonderful mix of young families and older established residents. Multiple artists, writers and even a Vermont poet laureate live side-by-side with carpenters, mechanics, school teachers and professionals who drive to the Lebanon/Hanover New Hampshire area for employment. It is a wonderful town in which to visit neighbors at local music festival, send one's children or grandchildren to school and run a medical practice.
PSR: What is your ideal future for the building?
Seller: The
Newbury Health Clinic with co-located medical professionals will hopefully continue to provide these critical and welcome resources to the community. The building was renovated exactly to suit our needs as a community and as medical professionals. Additionally, there are 3 apartments that were renovated/created between 2011 and 2016 and have full tenancy. My hope is for a 3-5 year lease for myself as the main tenant with an option for renewal at the end of the initial lease.
PSR: What do you enjoy the most about the building and the space?
Seller: The physical beauty and energy of these recrafted spaces is an ideal combination of light, beauty and safety. Original beams and a couple of the floors from the 1768 building have been exposed while completely re-doing the electrical, plumbing and heating to meet all commercial codes. All windows and internal doors have been replaced with a commitment to efficiency as well as appearance. Because the restoration was done as a family project with my son as the carpenter/contractor, we were able to personalize the renovations and maintain the work at the highest quality possible. Much of the historic landscaping has also been preserved with historic pine trees, maple trees, open spaces and beautiful Gardens.
PSR: What is the history of the property?
Seller: The original homestead was built by the Chamberlain family in 1768. Over time multiple additions were made particularly after it became the Atkinson Retreat Center. We purchased the building shortly after the Atkinson Retreat Center closed and enjoyed gathering many details from the Chamberlain family regarding the property origins.
PSR: What are some of the activities in town, and could you tell us a bit about the Newbury community?
Seller: Newbury has become the host for a variety of musical and artistic events over the years. There are now 2 annual music festival so that occur in the Village as well as multiple regular events sponsored by
Rock Farmer Records. Many of the artists in town participate in the Open Studio events that occur multiple times every year throughout the state of Vermont. The
West Newbury Hall is the site of many community events including our over 50 year tradition of the
West Newbury Turkey Supper, multiple fire department barbeques, an annual lilac walk, a near-by "boot-camp" for those desiring extreme and focused fitness training and various church and community festivals. The local library hosts literary activities ranging from presentations by local and internationally known authors to a weekly Scrabble night.
